Italy is next on the plan — the summer mirror of Dubai's winter. The regime tightened sharply through 2025; these are the rules that will matter to your property when we switch it on.

A CIN in every listing.

The national identification code (CIN) has been required in every listing since January 2025, with fines of €500–8,000 for missing or wrong codes. Platforms delist non-compliant properties.

Guests registered within 24 hours.

Every guest is reported to the police portal, Alloggiati Web, within 24 hours of arrival. It is the Italian counterpart of Dubai's three-hour rule — and just as automatable.

Keybox-only self check-in is over.

Since November 2025, identity must be verified in real time — in person or by live video. A lockbox and a door code no longer satisfy the law. Our model already assumes legal check-in, every time.

Three properties make you a business.

The business-activity threshold dropped to three properties for 2026 — crossing it changes your tax treatment. Owners with a small portfolio need to know which side of the line they stand on.
